Outdoor Unit

  • Inspect unit for proper refrigerant level and adjust if necessary-refrigerant not included
  • Clean excessive dirt, leaves and debris from inside cabinet (spring visit)
  • Inspect base pan for restricted drain openings-remove if necessary (spring visit)
  • Inspect coil and cabinet-clean as needed (spring visit)
  • Inspect fan motor and fan blades for wear and damage
  • Inspect control box, associated controls/accessories, wiring and connections. Controls may include contactors, relays, circuit boards, capacitors, sump heat and other accessories
  • Inspect compressor and associated tubing for damage
  • Test defrost cycle on heat pump (fall visit)

Indoor Unit

  • Inspect blower assembly
  • Check combustion blower housing for lint and debris and clean as necessary (fall visit)
  • Inspect evaporator coil, drain pan and condensate drain lines. Clean if accessible
  • Inspect for gas leaks in gas furnace
  • Inspect burner assembly-clean and adjust as needed (fall visit)
  • Inspect ignition system and safety controls-clean and adjust as needed (fall visit)
  • Inspect heat exchanger or heating elements (fall visit)
  • Inspect flue system-check for proper attachment to furnace, any dislocated sections, and for signs or corrosion (fall visit)
  • Inspect control box, associated controls, wiring and connections
  • Test condensate overflow protection
  • Check and replace owner supplied air filters
  • Inspect duct system for leaks or design issues
  • Monitor system starting characteristics and capabilities
  • Listen for abnormal noises
  • Search for source of unusual odors
  • Monitor gas furnace for correct line and manifold gas pressures-make adjustments as needed (fall visit)
  • Measure temperature rise and adjust airflow as needed
  • Monitor system for correct line and load volts/amps
  • Test thermostat functions
  • Monitor system for overall proper function
  • Provide recommendations for repairs​
